Design & Process

Invest in
a great design
that works for you.

We work with you to design a bespoke solution that maximises the space of your granny flat to suit your needs.

Granny Flat Designs

A granny flat investment is versatile. Not only can it be used for personal use, as an opportunity to give an empty nester or an elderly parent, grandparent or children that still want to live at home, the freedom of having their own space. It can also be a smart way to manage your income with both short term and long term rental opportunities. Some families may rent it in the short term but plan to live in it down the track.

Granny flats are low maintenance, and comfortable to live in all year round, with low operating costs, no strata fees and utilities can be shared or separated depending on the rental arrangements.

Granny Flat Design Inspiration

It's amazing how much you can fit inside a 60 square metres granny flat when it's designed right.

Maximise Living Space

The internal design of your granny flat needs to take into account the main use of the space. You can fit up to two bedrooms, living room, a bathroom, kitchen, and laundry. Granny flats that work best have a good size living area and streamlined kitchen. The selection of appliances, floor coverings, light fittings, paint will also make a difference in bringing the space to life.

Outdoor Space

For owner occupiers, having a granny flat in the backyard may not sound appealing, however with the right landscaping and exterior aesthetics it can become a feature. We try to weave the structure into the landscaping so that it is private and has a good sense of separation from the main residence.

Light and Privacy

When planning the design of your granny flat it is important to consider access points and window placement. This is an important aspect of the design, and the aim should be to maximise light and the privacy of both granny flat and the main residence.

Bespoke Design

Rather than having one fixed display granny flat, Invest Plus Granny Flats can work with you to ensure your design best fits your purpose and space. Our aim would be to maximise the cohesion between the two structures, and of course maximise the investment return.

Two for One...
Knock down, rebuild project

If you’re planning a knockdown, rebuild project and thinking about including a granny flat in the backyard, there are benefits to using the same builder for both projects.

There could be cost savings in the planning and design process, as well as in sourcing of materials.  By building the granny first, it can become your accommodation while you renovate or rebuild your main residence.

If you are considering a knock-down rebuild, ask us to assess your property to ascertain if this a possible option.
